We process our title files efficiently in order to clear all title related issues including obtaining satisfactions, payoffs, surveys, municipal lien searches, condominium association and homeowners association estoppel letters. We keep you advised throughout the transaction.
For your closing, we will:
- Prepare a title insurance commitment
- Assist in obtaining hazard, flood, windstorm and any other insurance with the lender’s requirements
- Prepare the Deed, Bill of Sale and all other required documents
- Order a survey

- Obtain an estoppel from the homeowners’ or condominium association

Our goal is to ensure that each closing is a smooth and pleasant experience. Prior to closing, we provide a HUD-1 Settlement Statement for your review so any adjustments can be made thereby creating a professional and seamless presentation for your clients. We encourage the buyers and sellers to ask questions after reviewing the draft HUD-1 Settlement Statement so they understand the flow of the funds. At closing, we assist the parties with understanding their documents so they are at ease and confident they are dealing with professionals with integrity.
